Selling in a falling market

The media is still full of utter pessimism about the property market and, according to agents all over the country, they are not wrong. Horror stories of 15 buyers to one seller do not make encouraging reading. So what do you do if you HAVE to sell?
1. Make sure all your repair and maintenance is up-to-date.
2. Follow our advice on presentation - you need to be better than the house next door.
3. Be realsitic about price. If you don't trust what your agent is saying, look at RECENT sold prices in your area for similar property on a website such as upmystreet or get an estimate of value at zoopla.co.uk. Don't take these figures as gospel, but they will give you an idea.
4. If you have not sold after six weeks, take your property off the market for a month or so. Ask experts, such as Property Presentation Services, if there is anything you can do to improve your chances of a sale next time.
5. If all else fails consider renting out your property and renting in your new location. Remember that the same rules apply when renting out property - it has to look good or you will not get a tenant.
